On 26 February 2026, the town council of the town of Kitzingen decided in a public meeting to draw up a new land use plan with an integrated landscape plan on the basis of Section 2 (1) BauGB.
The spatial scope of the land use plan with integrated landscape plan covers the entire urban area of Kitzingen with an area of around 47 km² and is shown on the site plan, which is part of this announcement.
Objectives and purposes of the planning
The redrafting of the land use plan is intended to create a new, integrated planning basis for a planning horizon up to around 2035/2040. Both the city-wide level and the specific development needs and potential of the individual districts will be taken into account. The aim is to develop sustainable and future-oriented preparatory urban land-use planning that takes equal account of urban development, economic, social and landscape planning concerns.
The landscape plan is being updated in parallel with the redrafting of the land use plan. The updated landscape plan forms the necessary contribution to the preparatory urban land-use planning, particularly with regard to the current conditions of nature and landscape and taking into account the planned changes and new stipulations in the land-use plan.
An environmental assessment in accordance with Section 2 (4) BauGB will be carried out as part of the preparation process. An environmental report in accordance with Section 2a No. 2 BauGB is presented in the explanatory memorandum to the draft.
An environmental impact assessment within the meaning of the Environmental Impact Assessment Act (UVPG) is not required.
The decision to draw up the land use plan with integrated landscape plan is hereby published in accordance with Section 2 (1) sentence 2 BauGB.
Early public participation
Furthermore, the city council approved the concept for the preliminary draft of the land use plan with integrated landscape plan at a public meeting on 26 February 2026 and decided to carry out the early participation of the public in accordance with Section 3 (1) BauGB and the early participation of neighbouring municipalities, authorities and other public agencies in accordance with Section 2 (2) BauGB and Section 4 (1) BauGB for the preliminary draft plan in the version dated 26 February 2026.
The preliminary draft of the land use plan with integrated landscape plan in the version dated 26 February 2026, including the explanatory memorandum with environmental report, is available for inspection during the following period
from Monday 23 March 2026 up to and including Monday 4 May 2026 (publication period)

As an alternative means of access within the meaning of Section 3 (2) sentence 4 no. 4 BauGB, the above-mentioned documents are also available for public inspection at the Kitzingen Town Planning Office, ground floor entrance area, Schulhof 2, 97318 Kitzingen during normal opening hours. (Note: The general opening hours are Tuesday and Thursday from 8:30 am to 12:00 pm and additionally on Thursday from 2:00 pm to 5:00 pm. Appointments can also be made at any time).
During the consultation period, comments may be submitted electronically by email to stadtpla-nung@stadt-kitzingen.de. Furthermore, if required, comments may also be submitted to the Kitzingen Town Planning Office, Town Planning Department, Room 2.7, Schulhof 2, 97318 Kitzingen – in writing or orally for the record – by prior telephone appointment. As the outcome of the consideration of the comments will be communicated, it is advisable to provide the author’s full address. Comments will be accepted in any case, even if you do not comply with this request.
An association within the meaning of Section 4 para. 3 sentence 1 no. 2 UmwRG (Environmental Appeals Act) is excluded in an appeal procedure pursuant to Section 7 para. 2 UmwRG in accordance with Section 7 para. 3 sentence 1 UmwRG with all objections that it did not assert or did not assert in good time during the display period but could have asserted (Section 3 para. 3 BauGB).
