Building your own house or renovating your existing home is a major undertaking – from the initial idea right through to moving in. In Bavaria, there are clear rules and procedures in place to ensure proper planning, safety and environmental sustainability. We provide you with information on planning applications, local development plans and all the key steps on the way to your dream home.

Construction consultancy
The Urban Planning and Building Regulations Department is happy to offer you advice on building projects. Here, you can find out whether your building project is likely to require planning permission.
A preliminary planning application (also known as a preliminary planning decision) can provide an initial, binding clarification under planning law as to whether a plot of land is, in principle, suitable for development or whether a specific type of development is possible.
Please note that building consultations and access to files are by appointment only. Please contact the Building Regulations Department in advance to arrange this.
Planning permission
The district town of Kitzingen, as the lower building control authority, is responsible for issuing planning permission (Article 53 of the Bavarian Building Regulations (BayBO)). The Building Regulations Department is responsible for assessing compliance with building regulations and supervising all building works requiring planning permission within the municipal area of Kitzingen, including its districts.
The construction, alteration and change of use of facilities require planning permission (Article 55 BayBO).dt
In Kitzingen, this also applies to certain advertising structures in the town centre, for which a planning application must also be submitted. Please refer to the town centre advertising regulations in this regard.
Furthermore, a design code applies to the so-called ‘Old Town Triangle’ in order to preserve the historic built environment and maintain the townscape during renovation works or new developments.
